A: HC CPA 15-01– Bruce B. Downs Boulevard and Oak Preserve Boulevard

This is a privately initiated map amendment to the adopted Future Land Use Map found in the Future Land Use Element of the Future of Hillsborough Comprehensive Plan for Unincorporated Hillsborough County. This site is located in the Tampa Service Area of the Urban Service Area. The proposed amendment would change the Future Land Use Map (FLUM) designation on 23.08 acres from Neighborhood Mixed Use-4 (NMU-4) to Residential-6 (RES-6).

B: HC CPA 15-02 – Geraci Road west of N. Dale Mabry Highway

This is a privately initiated map amendment to the adopted Future Land Use Map found in the Future Land Use Element of the Future of Hillsborough Comprehensive Plan for Unincorporated Hillsborough County. This site is located in the Lutz Community Planning area and the Urban Service Area. The proposed amendment would change the Future Land Use Map (FLUM) designation on 66.2 + acres from Residential-1 (RES-1) to Residential-4 (RES-4). The subject property is located approximately one-quarter mile west of Dale Mabry Highway, on the north and south sides of Geraci Road.

C: HC CPA 15-03 – US Hwy 301 and Gibsonton Road

This is a privately initiated map amendment to the adopted Future Land Use Map found in the Future Land Use Element of the Future of Hillsborough Comprehensive Plan for Unincorporated Hillsborough County. The proposed amendment would change the Future Land Use Map (FLUM) designation on 31.89 acres from Residential-6 (RES-6) to Residential-12 (RES-12). The subject property is located on the east side of U.S. Highway 301, and south of the intersection of U.S. Highway 301 and Gibsonton Drive/Boyette Road.

D: HC CPA 15-04 – Williams Road and Lynn Road

This is a privately initiated small scale map amendment to the adopted Future Land Use Map of the Future of Hillsborough Comprehensive Plan for Unincorporated Hillsborough County. The proposed amendment would change the Future Land Use Map (FLUM) designation on 1.7 acres from Residential-4 (RES-4) to Residential-12 (RES-12). The subject property is located on the southeast corner of Williams Road and Lynn Road. This site is located within the Urban Service Area and Greater Carrolwood-Northdale Community Plan boundaries.

This is a privately initiated map amendment to the adopted Future Land Use Map of the Future of Hillsborough Comprehensive Plan for Unincorporated Hillsborough County. The subject property is located on the south side of Geraci Road, west of North Dale Mabry Highway. This site is located within the Urban Service Area and the Lutz Community Plan boundaries.

The proposed amendment would change the Future Land Use Map (FLUM) designation on 22.2 acres from Residential-1 (RES-1) to Residential-9 (RES-9).

A: HC CPA 15-06 Veterans Expressway and Gunn Highway

The proposed amendment would change the Future Land Use Map (FLUM) designation on the site from Residential-4 (RES-4) to Residential-20 (RES-20). This would increase the allowable density from 4 dwelling units per gross acre (du/ga) to up to 20 du/ga. RES-20 is typically an urban land use category that often results in attached housing and/or multi-family housing. There is no change to the total amount on non-residential square footage (sq. ft.) which remains a maximum of 175,000 sq. ft.

B: HC CPA 15-07 East Fletcher Ave. and USF Magnolia Ave.

The existing land use of the subject property is residential (apartments). Land uses to the south include University of South Florida Medical Offices. To the east is a residential retirement community (John Knox Village), west is school (Florida A&M University Pharmacy), to the north is a vacant land owned by University Community Hospital. Overall, the immediate area has a high density urban scale development pattern.

The applicant is requesting a Future Land Use Map designation change on 4.85± acres from Office Commercial-20 (OC-20) to Regional Mixed Use-35 (RMU-35).

HC CPA 15-08  Marina Definition Update

The proposed change would result in private docks with two slips no longer being classified as a Marina. Classification as a marina results in additional environmental protection requirements.

C: HC CPA 15-09 Gibsonton Drive and US Hwy 41

This is a privately initiated map amendment to the adopted Future Land Use Map of the Future of Hillsborough Comprehensive Plan for Unincorporated Hillsborough County. The subject site is 5.27 acres located on the south side of Gibsonton Drive, less than a ¼ mile from the intersection of Gibsonton Drive and US 41. The site is within the Urban Service Area (USA) and the boundaries of the the Gibsonton Community Plan and the SouthShore Areawide Systems Plan.

The proposed amendment would change the Future Land Use Map designation on the site from Residential-6 (RES-6) to Suburban Mixed Use-6 (SMU-6). The change is being requested to bring the existing use of the property into conformance with the land use category and to allow for the addition of a resource recovery operation. SMU-6 allows for a broader range of uses including light industrial uses, which are not allowed RES-6.

HC CPA 15-12 Public School Facilities Section Update
Status: Adopted by BOCC 

This is a publicly initiated text amendment to the adopted Public School Facilities Element of the Future of Hillsborough Comprehensive Plan for Unincorporated Hillsborough County.

The proposed text amendment is intended to reflect changes to the Interlocal Agreement between the County and School District. The cities of Temple Terrace, Plant City and Tampa are also making the same changes to their Interlocal Agreements with the School district and making similar changes to their Public School Facilities Elements. The proposed revisions would eliminate the requirement for an annual meeting of the Council of Governments (COG), and provide for the meeting on an “as needed” basis or if requested by COG members.

HC CPA 15-14 - CIE Policy 3.D Revision
Status: Adopted by BOCC 

This is a publicly initiated text amendment to the adopted Capital Improvements Element of the Future of Hillsborough Comprehensive Plan for Unincorporated Hillsborough County.  The Policy revision is intended to ensure that projects listed in the TIP, TDP, and Public Schools Facilities Work Program remain consistent with the Comprehensive Plan, as required by law.

B: HC CPA 15-15 - Bearss Avenue and I-275
Status: Adopted by BOCC (Pending state approval)

This is a privately initiated map amendment to the adopted Future Land Use Map of the Future of Hillsborough Comprehensive Plan for Unincorporated Hillsborough County. The subject site is located on the north side of Bearss Avenue, east of I-275 and consists of 20.76 acres. The site is within the Urban Service Area (USA) and the boundary of the Greater Carrollwood-Northdale Community Plan.

The applicant is requesting a Future Land Use Map designation change on 20.76± acres from Residential-4 (RES-4) to Residential-6 (RES-6).

The applicant is requesting a Future Land Use Map designation change to the Future Land Use Map (FLUM) designation of the subject site from Residential-1 (RES-1) to Residential-2 (RES-2).

HC CPA 15-13 – Hillsborough Avenue, east of Race Track Road

This is a privately initiated map amendment to the adopted Future Land Use Map of the Future of Hillsborough Comprehensive Plan for Unincorporated Hillsborough County. The subject site is located on the north side of Hillsborough County, approximately a quarter mile east of Race Track Road and consists of 3.44 acres. The site is within the Urban Service Area (USA) and the boundary of the Northwest Hillsborough and Town and Country Community Plan.

The applicant is requesting a Future Land Use Map amendment from Light Industrial to Regional Mixed Use-35.
